Property Assessment
The Municipal Property Assessment Corporation (MPAC) is responsible for establishing the assessed value for all Ontario properties. The real estate market determines the value of properties, and MPAC analyzes market information from similar types of property in your area to establish your property's value. If it is your opinion that the assessment value reported is different from the market value at January 1, 2008 please contact MPAC.
Reassessment
During 2008, MPAC updated the assessed values of all properties to a new common valuation date of January 1, 2008. In the fall of 2008 a Property Assessment Notice was mailed to every property owner in Ontario.
Your 2009 Property Assessment Notice showed the assessed value of your property based on the January 1, 2008 valuation date. The market increases between 2005 and 2008 are being phased-in over four years and all market decreases have been applied to the 2009 taxation year.
If you have discussed your assessment value with MPAC and do not agree with their opinion, you have the option of completing a Request for Reconsideration.
PLEASE NOTE:
The Ontario Government has made a number of changes to the Request for Reconsideration (RFR) and Appeal processes including changing the deadline for filing a RFR with the Municipal Property Assessment Corporation (MPAC).
